AGREEMENT
·Thank you for your reservation and your confidence in Arch Sense Apartments S.L. With the payment of the booking fee you abide to our terms & conditions for the rental of a holiday apartment for a determined period. Please verify all details of the chosen unit, the period of your stay, and all pricing details such as your personal data.
·The company Arch Sense Apartments S.L. operates as the landlord of the holiday property (see voucher: Apartment Details). The tenant (see voucher: Tenant Details) operates as contracting party and is responsible for the fulfillment of the rental contract and the behavior of all companions. The letting of this property is deemed as for use other than housing, since its principal purpose is not to satisfy the permanent need for housing of the tenant party.
PAYMENT
·Your down- payment and the pendant amount to pay are stated in the section Fares on the voucher. Payment has been effected per wire transfer, per PayPal or through a 3rd party booking engine, balance will be due upon arrival in cash. We would appreciate to provide us the precise amount of the balance. We do not always carry much exchange with us. You can also pay the remaining payment with your credit card at your arrival.
CANCELLATION POLICY
·If you are unable to stay in the reserved apartment, you have the right of a free cancellation until 15 days prior to the day of arrival.
·In case of cancellations within 7 days prior to arrival or in case of no-shows, Arch Sense Apartments will not refund the booking fee, even if the tenant is unable to travel for health reasons, family tragedies, strikes of airlines, airports, ferry companies, railways, etc. or force majeure.
·Modifications of reservations are always possible when our company is able to offer a reasonable alternative to the customer. Modifications of bookings are treated as new reservations.
·If the modification of a reservation does not lead to a satisfying agreement between landlord and tenant, Archsense S.L. will cancel the reservation and refund the previously paid booking fee.
CHECK-IN AND CHECK-OUT
·Our regular schedule for check-ins is between 14:00 and 21:00. Check-ins after 22:00 are subjected to an extra cost of 25€, check-ins after midnight to an extra cost of 40€. Remember to call us at least 45 minutes prior to your arrival. Please do not use whatsapp or SMS. This is the only way we can guarantee to be punctual at your arrival to the property.
·If occupation and cleanliness of the apartment allow it, we can offer you a check-in before 14:00. Do not hesitate to ask us about an early check-in if you need to.
·Please, proceed your check-out before 11:00. If the occupation allows it, we can offer you a late check-out for an extra cost of 25€ until 15:00 and of 40€ for a stay until 20:00. Please inform us about your check-out time upon arrival
·Please leave the keys inside the apartment the last day. NEVER leave the keys inside the lock. It would force us to call a locksmith to open it again and 100€ will be discounted of the security deposit.
·If you have booked our transfer service to the airport, please do not forget to confirm the exact time that you need to be picked up.
CLEANING
·All our properties are cleaned before the arrival of a new guest and equipped with all necessary linen, bed sheets and towels for the indicated number of tenants. Please check it at your arrival and let us know if the apartment is not found absolutely clean and tidy. We will solve it immediately.
NUMBER OF GUESTS
·The tenant has the duty to inform Archsense S.L. about the number of occupants of the property, their full names and their personal dates.
·By Spanish Law the number of guests cannot exceed the maximum capacity of the property, a list of all occupants with their full names, full addresses, birthdays and passport numbers will be transmitted to our local administrations.
·In case of breach of these conditions, Archsense S.L. or the owner of the property has the right to ask the guest to leave the apartment/villa.
BEHAVIOUR
·The client who made the reservation is responsible for the behavior of all the guests who occupy the property. In case of inappropriate and irresponsible behavior, Archsense S.L. or the owner of the property has the right to ask the guest to leave the apartment/villa.
·We kindly ask you to be respectful with your neighbors. Most of our apartments are located in private buildings, so there are people living there who work every day and need to get up early. So please do not make noise inside the apartment and the building and avoid playing loud music, especially after 10 p.m.
·Should the neighbors complain about unusual noise and bad behavior, the owner of the apartment has the right to ask the guest to leave the property, without giving any refund for the remaining nights.
·It is strictly forbidden to set up parties in this flat or to use it for commercial purposes without a previous authorization by our company.
·Please make sure to leave the apartment/house in reasonable conditions, take out the garbage to the containers outside of the building, and please clean dishes and furniture. Remember that we have the right to deduct money from your security deposit for an additional cleaning if the property has been found unreasonably dirty. In that case, we will charge an extra fee of 30€.
·All sets of keys shall be returned upon check-out. There is an additional charge of 50€ for any lost key.
·Damage to furniture and/or facilities will be charged at an amount equating to the value of the damage. Please treat the apartment as it was yours.
·If part of the equipment of the apartment is missing or damaged (linen, towels… etc.), Archsense S.L. will claim the appropriate value for its replacement (f.e. small towels 10€, big towels 15€) or deduct it from the damage bail. We beg ladies take special care with make-up and similar using the towels.
SMOKING / PETS
·Since January 2011, smoking is not allowed in touristic or gastronomic installations, in commonly used roofed areas and in public places. If you feel like smoking, please use the terrace, the patio or the balcony of your apartment/house or smoke on the street. Smoking inside the property is a breach of our house rules.
·Pets are not allowed in our properties.
EFFICIENT ENERGY USE
·Please help us save energy by switching off lights and unplugging all electrical items not in use. We kindly ask you to turn off the air conditioning every time you leave the property.
FOR YOUR SECURITY
·Neither Archsense S.L. nor the owner of the property shall be liable for the loss, theft or damage of items left in the apartment by residents. In order to prevent any robbery please note the following advices:
Close all the windows and balcony doors when you go out.
Always lock the door of the apartment, even when you are inside.
Be careful of pickpockets, especially in overcrowded places like Las Ramblas and metro.
INTERNET ACCESS
All our apartments have Internet access via WiFi, which is offered to our customers free of charge. However , being a service provided by another company (Orange, Vodafone, etc..), we cannot guarantee the speed, continuity and correct operation , so we exclude any liability due to a poor experience by using this connection. In any case, if the service is not working properly, we will do everything possible to restore it and commit to talk to the company responsible to try to fix it as soon as possible.
TOURIST TAXES (only in Catalonia)
To maintain Catalonia as a competitive, quality destination with a tourism sector that generates high added value. (Published DOGC – Official Gazette of the Government of Catalonia Nº 6064 of 23/02/2012). The rate depends on the type of establishment and whether is located in the city of Barcelona or the rest of Catalonia, for a maximum of seven days’ stay per person.
